DLBP on Behalf of Grace of Georgia Developments Secures Multiple-Use Zoning and Annexation in Cleveland, Georgia

DLBP LLC on behalf of Grace of Georgia Developments LLC is delighted to have successfully secured annexation and zoning for a proposed multiple-use development consisting of medical offices, a hotel, and an assisted living facility.

The newly annexed site, located at 475 Underwood Farm Road in Cleveland, encompasses 27.19 acres and is planned to include 32,500 square feet (SF) of medical offices, 22,500 SF of hotel space, and a 65,000 SF assisted living facility, totaling 120,000 SF of building space. The development will include common areas, and scenic views to enjoy the North Georgia mountains, with a layout that flows seamlessly with the site’s natural topography. The project responds to a need for essential services within the Cleveland community by complementing local agritourism, promoting job opportunities and economic growth, and enabling residents to age comfortably in their community.

Post approval, Cleveland Mayor Josh Turner shares, “We’re excited about this proposal and the annexation and rezoning of the property [that] was completed tonight that will allow the developers to go into the next phase, and we look forward to having a new boutique hotel in Cleveland along with medical offices and another assisted living facility which will serve the citizens of Cleveland and White County.”

- Hussey Gay Bell for the entranceway and driveway design;
- KCI for traffic studies; and
- ClarkCanaday for the boundary survey.

The next steps include infrastructure planning, site preparation, and continued engagement with local officials and residents to ensure a seamless transition from planning to development.
