Sardis Park Rezoning Submission

DLBP Atlanta is delighted to announce a recent milestone in our ongoing commitment to delivering exceptional urban planning services. Our Director of Planning, Artagus Newell, alongside Planner Devynn Glanz, recently submitted a rezoning application in unincorporated Hall County on behalf of our client Grace of Georgia Developments LLC.

The rezoning request pertains to the property located at 4363 Sardis Road, currently zoned as Agricultural Residential (AG-III). The proposal seeks to rezone the site to Planned Residential Development (PRD), envisioning the development of a 125-unit single-family detached subdivision known as Sardis Park. This meticulously planned community is designed to integrate with the semi-rural character of the surrounding area, addressing the escalating housing demands in response to Hall County's population growth.

Sardis Park's design is a testament to our commitment to environmental stewardship, featuring a woodland walking trail, parks, a picturesque pond, and over 30% of the development dedicated to open space. Each front yard will boast two trees, further enhancing the aesthetic appeal of the neighborhood.

DLBP has been instrumental in guiding our client through the intricate rezoning process, engaging in preliminary and pre-application meetings with Hall County planning staff, fostering discussions with Commissioner Powell, and organizing a community engagement event near the site to ensure transparency and inclusivity.

Our comprehensive application, incorporating demographic research, site analysis, and invaluable community feedback, effectively communicates the client's vision for Sardis Park. The accompanying Planning Statement outlines the benefits the development brings to the Hall County community, from heightened economic prosperity and increased local expenditures to the creation of new jobs during construction and enhanced tax funding for schools.

Throughout the rezoning process, DLBP has consistently been commended by the planning staff for our communication and thoroughness. As we navigate the next stages of this application, culminating in the Planning Commission and Board of Commissioners hearings in January and February, we remain committed to coordinating closely with our client, county staff, community members, and other stakeholders.
