The Proposal
The proposal seeks to rezone 4363 Sardis Road, Gainesville, GA 30506 from its current zoning (for single family agricultural-residential, AR-III) to a zoning for Planned Residential Development (PRD) to include approximately 132 units with a minimum lot size of 8,000 square feet. The estimated density at this time is roughly 3.2 units per acre. At this time, we are also considering a rezoning request for PRD to create a clustered conservation subdivision. Our formal application will reflect our final decision regarding requested rezoning, but we welcome staff feedback on both alternatives.
Hall County is undergoing tremendous growth, with recent studies naming it among the most competitive housing markets in the nation.
This proposal envisions a nature-oriented community of high-quality, single-family residences on 42.3 acres with direct access to Sardis Road. Homes will be set in landscaped grounds, utilizing the existing pond and new walking trails as amenities that will contribute to quality of life and placemaking for residents. These homes will be marketed towards full-time residents who are seeking an escape from the hustle and bustle of city life and want to enjoy Hall County’s excellent schools, healthcare infrastructure, and access to Lake Lanier and the nearby north Georgia mountains.
While specific floorplans have not been finalized at this time, homes will be designed to offer comfortable and attractive accommodations to a range of users.
