DLBP submits Environmental Site Analysis for Spring Lake Village!

As part of DLBP’s ongoing work on the rezoning process for Spring Lake Village, DLBP is pleased to share the completion and submission of an Environmental Site Analysis (ESA) to Cobb County planning staff. DLBP led this effort on behalf of its client, thus eliminating the need for the client to engage additional specialty consultants and their associated costs. The purpose of the ESA is to illustrate the proposal’s conformance with the county’s comprehensive plan, and to highlight specific elements of the project that meet or exceed those goals.

For example, our client’s proposal aligns with Cobb County’s goal to “encourage safe, attractive, and well-maintained neighborhood and activity centers that promote a healthy, active lifestyle by fostering quality, safe, pedestrian-oriented and environmentally friendly elements.” The Spring Lake Village proposal does just that by providing walking trails and sidewalks that explore the beauty of the property, a clubhouse and recreational amenities that encourage community connection and activity, and high-quality home design and finishes that create an attractive environment for residents.

In addition, the ESA seeks to understand the proposal’s impact on environmental features such as wetlands, lakes, streams, protected wildlife, and significant slopes. The DLBP team thoroughly responded to all questions and described the proposal’s intent to protect these elements through the design of the site plan and delivery of the development.

Core to the proposal for Spring Lake Village is a designation of 41% of the site as greenspace. While this is not required by the desired rezoning designation, DLBP and the client believe this greenspace is a key plan element that preserves the natural beauty of the property and provides spaces for residents to engage with their scenic surroundings. This dedicated greenspace, coupled with planned stream buffers and stormwater management areas, highlights just some of the ways the proposal satisfies the requirements of the ESA.
